Condominium Endorsement (ALTA 4 and 4.1): Overview

The Condominium Endorsement, ALTA 4, provides basic coverage to lenders assuring that the condominium project was created in accordance with state law. It also provides the same coverage regarding restrictive covenants, encroachments, and survey matters as generally required on loan policies for single family residences, assures that the unit and common elements may be separately assessed for tax purposes, that there are no maintenance liens or forfeiture provisions with priority over the lien of the insured mortgage, and also coverage for proper compliance with any right of first refusal. Upon request, the endorsement may be issued with the owner’s policy.
